How you will make a difference:

We are seeking a highly organized and detail-oriented Accountant. The successful candidate will play a key role in the day-to-day financial operations of the property and investment portfolio, ensuring timely, accurate, and compliant accounting across several entities. This role is ideal for someone who is hands-on, proactive, and comfortable working in a dynamic, multi-property environment.

What You’ll Do:

1. Accounts Payable (AP) Management

· Process all vendor invoices, including coding, approval routing, and entry into the accounting system, (Yardi Breeze Premier).

· Reconcile vendor statements.

· Weekly cheque run, ensuring timely processing of payments.

· Maintain vendor profiles.

2. Accounts Receivable (AR) Management

· Issue tenant invoices and monthly rent rolls, including TMI recoveries.

· Monitor receivables and aging reports; perform diligent collections follow-up.

· Post incoming payments and ensure accurate application to tenant accounts.

· Assist with annual tenant reconciliations and lease-related AR inquiries.

3. Bank-Related Entries & Bank Reconciliations

· Record cash receipts, disbursements, intercompany transfers.

· Prepare monthly bank reconciliations for multiple accounts and entities.

· Investigate and resolve unreconciling items.

· Wire template setup and transfers

4. TMI Quarterly Reconciliations & Monthly Recovery Entries

· Prepare and maintain detailed schedules for property tax, maintenance, and insurance recoveries.

· Process monthly recovery accruals and adjustments.

· Complete quarterly TMI reconciliations for each property and tenant, ensuring compliance with lease terms.

· Collaborate with internal property management to validate expenses.

5. Filing Clerk & Document Management

· Maintain organized digital and physical filing systems for accounting.

· Assist with record-keeping for property tax filings, and TMI related correspondence.

6. PAD (Pre-Authorized Debit) Processing

· Prepare PAD payment batches for suppliers, utilities and property taxes.

· Monitor PAD processing to ensure successful execution and resolve rejected items.

· Maintain PAD authorization files and coordinate updates in online bank system.

7. Mail Handling & Office Administration

· Open, sort, and distribute incoming mail.

What You’ll Need:

· 3–5 years of accounting experience, ideally in property/investment management.

· Background in managing TMI recoveries would be an advantage

· Strong knowledge of AP/AR, reconciliations, and full-cycle accounting.

· Proficiency in Excel; experience with property management accounting software (Yardi) is an asset.

· Detail-oriented, organized, and able to work independently in a small-team environment.
